Warehouse metal roof — heat and seam leaks in Dubai
A large metal warehouse roof running hot inside and leaking at seams and fasteners after rain.
The problem
The interior was overheating in summer and water was finding its way in at panel laps, screws and old patch repairs after the winter rain.
Why this roof fails in the UAE
In UAE heat the panels expand and contract every day, old coatings chalk and lose adhesion, and fasteners slowly back out. Then the first heavy rain finds every tired seam and penetration.
The route we would specify
- Survey and adhesion test to confirm the roof can carry a silicone system.
- Clean, stabilise and prime where the metal and old coating require it.
- Treat seams, laps, fasteners, penetrations and AC supports before the field coat.
- Apply a continuous white GE Enduris silicone membrane over the agreed area.
Specification logic
Large warehouse roofs are specified after inspection. Final scope depends on cleaning, primer need, rust, seams, fasteners, moisture and detail repairs.
