The price follows a defined scope
AED 12,500 is the package price for an eligible exposed villa roof with a treatment area up to 100 m². It includes the agreed preparation and local detailing, the specified white waterproofing system, water testing after curing and a documented handover. The measured roof and scope are confirmed before booking.
For areas above 100 m², we prepare a special project quotation. Access, roof geometry, drain and parapet details, the condition of old coatings and the required material system affect the price. The website does not invent an additional per-square-metre rate that might be unsuitable for your roof.
Major structural repairs, drainage reconstruction and equipment relocation are also agreed as additional works where needed. The written quotation states the VAT treatment, payment terms and applicable warranty, so the decision is based on the complete price rather than an incomplete headline.

Apply the selected white membrane to its specification. Check coverage and allow each layer to dry before continuing.
Cure & water-test
Allow the system to cure, then carry out the agreed safe water test and check drainage and critical details.
Document & hand over
Receive the material specification, work photos and testing record, plus the warranty terms agreed for your project.

Which roofs qualify for AED 12,500?+
An accessible exposed villa roof up to 100 m², with a sound substrate, standard details and an exposed surface ready for preparation. Eligibility and the measured treatment area are confirmed before booking.
What if my roof is larger than 100 m²?+
We prepare a tailored area-based quotation after checking the roof, details and access. Your special project price and full scope are confirmed in writing.
Is the water test included?+
Yes. Water testing is part of the package. The method, duration and safe loading are agreed for the roof, and the membrane is allowed to cure before testing. Drainage, details and the test result are recorded at handover.
Which material will you use?+
A suitable white liquid-applied system from a European brand such as Sika. The exact product, primer, reinforcement and application specification are named in your written scope. RoofPilot does not promise GE Enduris or NuTech for this package.
Will the villa be cooler?+
The reflective white finish is intended to reduce roof heat absorption. Indoor temperature and AC savings depend on insulation, weather and the building. No fixed temperature drop or energy saving is guaranteed.
Is every repair included?+
Standard surface preparation and the agreed local crack, drain and penetration detailing are included. Structural repairs, major screed or drainage reconstruction, equipment relocation and removal of covering layers need a separate scope.
How long does the work take?+
The schedule is confirmed after inspection. Preparation, coat drying, curing and testing depend on the selected product and conditions; a three-day completion is not promised for every roof.
What about VAT and warranty?+
The written quotation states the final VAT treatment and applicable workmanship and product warranty terms before booking. No blanket 10- or 20-year warranty is advertised.
